| Renting contract type
- Two
kinds of contracts are possible: per-night and per-calendar-month.
The
per-night rental contract is interessant for short stays up to about 3
weeks. All charges are included for a flat fee in the per-night
contract. Only electricity is not included in the per-calendar-month
rental
contract. You have to select the contract type which best suits your
needs.
Rental period
- You pay per night spent in the apartment. The number of
people residing in the apartement doesn't matter.
- The year is subdivided in 3 rental seasons: Low from november to april, High in july and august, Mid in the last 4 months.
Every night in the rental period is applied the tariff of
the season to which the day preceding the night
belongs.
- The tenant
may enter from 5pm at the soonest before the first night
of the rental period.

The tenant
must leave before noon at the latest on the day following
the last night of the rental period.
- In both contract types, a
rental period may begin on any day of the year and must span
over a minimum period of time but beyond this minimum
period may extend to a number of nights to the choice of
the tenant within the limits of availability of the
apartment.
Rental period for a per-night rental shorter than 7 nights in all seasons- It is possible to occupy effectively the apartment
during a period of time shorter than the minimum rental
period (up to a single night). We have then to add special
fees for short stay proportional to the number of non
occupied nights relatively to the minimum rental period.
Instead of paying an additional night as if you were
occupying the apartment, these fees are limited to one
sixth of an additional night per non occupied night. The
rate of the highest season part of the rental period of the
booking is used to compute these fees.
Rental period for a per-calendar-month rental contract
- A
calendar month includes all the nights between two same
days from two consecutive months and may begin at any day
in the month. If the day of the month doesn't exist in
the following month, the exit will take place on the last
day of that month.
- If
a per-calendar-month rental period is spanning across two seasons,
the real number of nights in each season is used to compute the part of
monthly rent in each season.
- In the case
of a per-calendar-month rental, the pricing
for an additional night only applies to cover the last
month which would not be complete after the required first full month.
Rental period for a per-calendar-month rental with a stay shorter than a month
- If
you choose a per-calendar-month rental contract for a stay shorter
than a month, we do not discount the rent. One full
per-calendar-month rent is always required in such a contract.
- The
owner remains always free to rent the appartement outside the rental
period mentioned in the rental contract. If the contract specifies
a per-calendar-month rent and if you plan to stay less than a month, we
advise you to always set in the contract in advance a period of time covering
a full month if there is a chance that you will arrive sooner or
stay later.
Charges

With the
exception of any clause from this list, all the charges
are included in the mentioned pricing.

Electricity: The per-calendar-month rent and the rent for the
additional nights following a per-calendar-month rent do not include
the electricity which is to be paid according to the real
consumption indicated by the electric meter in addition of the rent of
the apartment.

Telephone:
The phone calls towards mobiles, numbers with added
taxation and international are blocked by the operator.
The remainder of calls are part of a fixed price
integrated into the rent.

Internet: No
monitoring of access to Internet is organized on our
level except for the volume of data in transit which can
give place to a cut of the service in the event of abuse
on behalf of the tenant.
Guarantee

A
guarantee of 275 euros is required before handing the
keys over. The agency releases it to the tenant when
he/she turns the keys over after an inventory of the
asset by mutual agreement.
Cleaning-
The
payment of 50 euros for the cleaning including the washing of
sheets, bathroom and kitchen linens is compulsory. The apartment
is cleaned up before you will arrive and you do not have to clean up at
the exit.

The
supplement for the cleaning does not include
the dishes and the cleaning of the ovens if they were
used. The tenant has to carry out him/herself this
cleaning before giving the keys back.
Restrictions
- 6 people maximum may reside in the apartment. Beyond 4 residents, 2 people have to sleep in the
sofa-bed in the living room. Your guests may also reside in
the hotel Miraya
100 meters away from the building entry on the paseo
maritimo.

Animals are
not accepted.

It is
forbidden to smoke in the sleeping rooms. Note that
they are equipped with noisy smoke detectors. Please
ventilate correctly if people are smoking in the rest of
the apartment.

The trashcans
must be sorted according to indications on the containers
parked at the foot of the building towards the paseo
maritimo. Containers are emptied every evening by public
services.

Sheets and
linens are provided and cannot be used outside the
apartment, notably on the beach.
- Any moved furniture will have to be moved back into its original location and orientation by the tenant when he will leave. The ground plan displayed at the entrance of the apartment indicates the original locations of furnitures. By
security, all furnitures are generally placed away from the windows to
prevent people and especially childrens from leaning dangerously out of
the windows (6th floor!).
- The
beds in the small bedroom are 2 meters long and can not be
placed parallel to the window while leaving enough space to let
people move around the room. By security and in order to keep the walls
in a good shape, that organization of the beds parallel to the window is not tolerated by the
owner.

We are
obliged to communicate the identity of the tenant having
access to Internet to the Spanish authorities upon their
request on the basis of one well defined period, the
tenant being held responsible alone for the contents of
the data obtained or provided via the Internet
connection.

The access to
the roof of the building as to the postal mailbox
associated to the apartment is excluded from the rental
contract.
-
No reserved
parking lot is associated to this rental. In July and
especially August, parking the car near the building may
be quite difficult from time to time but especially in
the evening due to the very high density of restaurants
and animations in the neighborhood. Apart from this high
season period, your car can be parked within 100 meters
of the building at any hour of the day or the night.
Anyway you have a private parking opened 24 hours a day
at less than 5 minutes by foot near the
church with always
availabilities even at the peakest moments.

The
estate agency SuisseHome does not take credit cards. You should pay to agency's
bank account in advance or bring cash with you. The guarantee must also
be paid in cash. If you are renting more than a month, the agency is
requesting you to pay the rent of maximum a month on the first
rendez-vous. You can find several ATM's in the area taking Visa credit
cards and Maestro debit cards for example.
